舊都心 衰退商權의 活性化 - 제주시 일도1동 신흥로와 칠성로 인근 블록을 중심으로 -

Abstract
The purpose of case study is to present physical characteristics of activated commercial area. To this end, this study constructed objective data of physical status in the nearby blocks of Broadway and Spring St. and Prince St. in Soho manhattan and analyzed then results are as follows. Firstly, the site is comprised of streets for pedestrians like that proper width of sidewalk and short interval of cross walk and sufficient pedestrian signal timing. It improves the amenity of pedestrians through the continuity of walking. Secondly, the site has a convenient public transportation and road system. It brings people to site to easily. Thirdly, building of the site has a wide width of front. It creates vigorous activity of pedestrians. Fourthly, lower floor of building of the site has a high level of contribution for revitalize of streets. It creates various community and vibrant streets. fifthly, building of the site has a low commercial height and smaller slenderness radio of building. It makes aggressive relationship between pedestrian and streets through visual interest Finally, street furniture of the site spoil the beauty of streets. Therefore it need to active manage in order to revitalize of commercial streets.
Based on case study, The purpose of this study is to present assignment and plan for revitalizing the dilapidated old commercial area. To this end, this study constructed objective data of physical status in the nearby blocks of Sinheungno and Chilsungno in Jeju-Si and analyzed them. Results are as follows. First, as the most lands were private owned and poor physical condition so that the expected conflicts during the period should be prevented in advance. Secondly, as the most of the buildings in that area was inefficient so that public institutions should improve physical circumstances by providing area-unit plans and guarantee. Thirdly, as major business facilities go wrong so that owners of stores should crate up-to-date service and circumstances and plan for activation by keeping a close contract with retail trade. Finally, the maintenance considering regional characteristics must be in need as the insufficient maintenance of facilities caused to the downtown decline and degradation in fine view
